DOWN PAYMENT ASSISTANCE


We have partnerships with lenders who offer a variety of Down Payment Assistance (DPA) programs to help make homeownership more accessible.

 

Below is an overview of some of the programs offered:

  • FHA - Boost DPA, Aurora DPA, and Elevate Grant

  • USDA - Boost DPA 

  • Conventional - Elevate Grant 

 

Key Features:

  • Income Documentation: Full documentation required for all programs

  • Loan Terms Fixed-rate options available (25 or 30 years depending on the program)

  • Credit Score Requirements: Minimum credit scores range from 580 to 640, depending on the program.

  • Loan Amounts: Minimum loan amounts start at $50,000, with maximums based on county limits.

  • Down Payment Assistance: Assistance ranges from 3.5% to 5%, with forgivable and repayable options available.

  • Occupancy: All programs require primary residence occupancy.

  • First-Time Homebuyers: Allowed but not required for most programs.

  • Eligible Borrowers: U.S. citizens, permanent and non-permanent resident aliens, DACA recipients, and non-occupant co-borrowers (varies by program)

  • Property Types: Single-family homes, condos, PUDs, manufactured homes (doublewide only), and more.

 

Additional Benefits

  • Homeownership Education: Required for most programs, with HUD-approved courses accepted.

  • No Income Limits: Some programs have no income limits, while others are based on Area Median Income (AMI) or State Median Income (SMI). 

  • Concurrent Homeownership: Allowed under specific guidelines.

  • RestrictionsL Certain state restrictions apply (e.g., not eligible in Washington or New York for specific programs).

 

Special Features

  • Forgivable DPA Terms: 30-year term with 0% interest and no payments required.

  • Repayable DPA Terms: Fully amortizing loans with monthly payments required.

  • Buydowns: Availalbe for select programs to reduce initial monthly payments.
